BUILDING INSPECTOR II
Department: Community Development
Pay Grade: 106
FLSA Status: Non-Exempt
GENERAL PURPOSE
Conducts complex residential and commercial building inspections to ensure local, state, and national
code compliance. As needed, performs plan reviews for new construction, remodels, and building
additions, checking for code compliance.
SUPERVISION RECEIVED AND EXERCISED
Works under minimal supervision from the Building Official. Performs lead worker responsibilities for
other building inspectors. Performs Building Official duties in their absence.
ESSENTIAL JOB FUNCTIONS

• Assigns and manages daily building inspections.
• Inspects construction projects to ensure structural and architectural components are in compliance
with all building construction requirements and codes, including the International Building Code
(IBC) and International Residence Code (IRC).
• Enforces jurisdictional codes established by the City.
• Provides assistance and recommendations of alternate methods of construction to meet the intent
of each related code.
• Reviews assigned construction plans and engineering calculations for structural, mechanical, and
architectural components to ensure compliance with all applicable codes and recommends method
of compliance to meet the intent of each related item.
• Reviews all relevant building, plumbing, mechanical, and energy codes and provides interpretation
and recommendations to ensure compliance with the intent of each code.
• Conducts building damage assessment inspections.
• Maintains inspection reports and project plans.
EDUCATION AND EXPERIENCE REQUIREMENTS
Any combination of education and experience that would likely provide the required knowledge and abilities is
qualifying. A typical way to obtain the knowledge and abilities would be:

• Education: Associate’s degree in a related field.
• Experience: Two years’ related construction experience and one year experience as a Building
Inspector I.
• Certifications/Licenses: Possession of a valid driver’s license and insurable driving record. ICC
certified Residential and Commercial Building Inspector, with the ability to obtain additional ICC
certifications. Confined space certification preferred.
KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge of:
• International Building Code (IBC), International Residence Code (IRC), International Existing Building
Code (IECB), International Fuel Gas Code (IFGC), International Mechanical Code (IMC), Uniform
Plumbing Code (UPC), International Energy Conservation Codes (Commercial and Residential), ADA
Standards for Accessible Design and local amendments.
• Review and interpretation of proposed construction plans.
• Interpretation of approved plan sets for inspection of specific projects.
• Commercial and residential inspection principles, including for complex projects.
• Municipal code and municipal City functions.
• Modern office systems.
• Principles of mathematics.
Skill in:
• Using general office software, email, word, etc. for communication.
• Receiving, assigning, and conducting electronic inspections using SmartGov.
• Communicating with internal and external customers.
• Using logic and reasoning to identify the strengths and weaknesses of alternative solutions,
conclusions, or approaches to problems.
• Analyzing problem by gathering and organizing all relevant information.
• Working on several projects concurrently.
• Using sound judgment to make good decisions based on information gathered and analyzed.
• Facilitating the process between two or more parties seeking to discover a common ground and
reach an agreement to settle a matter of mutual concern or resolve a conflict.
• Reading, writing, speaking, and understanding English, writing clearly, presenting ideas and
documenting activities effectively, and reading and interpreting written information.
Ability to:
• Supervise other building inspectors on a daily basis and perform the Building Official’s duties in
their absence.
• Read and interpret blueprints and construction documents.
• Review commercial and residential construction work.
• Research and apply relevant codes.
• Communicate effectively, both orally and in writing, with tact and diplomacy, including explaining
technical items in non-technical terms.
• Work under pressure with challenging deadlines.
• Work independently on multiple tasks, prioritize tasks, and cope with interruptions effectively.

• Effectively use a computer and associated software.
• Exhibit patience while working with unsatisfied citizens/employees.

WORKING CONDITIONS
Work generally takes place during normal business hours in unfinished buildings, often with exposure
to noise, dust, and all weather conditions. Requires local travel on a regular basis.
PHYSICAL DEMANDS
• The work is light work which requires exerting up to 25 pounds of force occasionally, and/or up to
10 pounds of force constantly to move objects.
• Must possess the visual ability to see clearly at close (less than 20 inches) and far (20 feet or more)
distances, identify and distinguish colors, observe an area that can be seen up and down or the left
and right while eyes are fixed on a given point, judge distances and spatial relationships, and adjust
the eye to bring an object into sharp focus.
• Additionally, the following physical abilities are required: standing, walking, sitting, using hands and
fingers to handle or feel, reaching with hands and arms, climbing, balancing, stooping, kneeling,
crouching, crawling, talking, hearing, and smelling.
